We currently offer appraisal reports for ACI Report (ACI), WinTotal (Alamode), Clickform/ Bradford.
We fill in any data you send us. Generally, 95% of the report will be completed. We will input up to 9 comparables. We do not fill in any valuation information.
We have made this process very easy. It’s just like sending an email with attachments. While placing a new order online, you can upload all the data files, including your template file. From your MLS website, you can save all comps in a PDF file and then you can upload that file while creating a new order. If there are too many files to upload individually, you can create a ZIP file and upload that instead. You can also send us an MLS website link for all the comps, or you can get an extra user account for us from your MLS provider and just send us MLS numbers and we will pull all the comps for you. If your county assessor has open access, then you can provide us with their website, and we will copy the data for you from that website.

Yes, we can save an appraiser 1.5 hours per report, leaving more time for inspections and, most importantly, your family.
Any data you want us to input into your report. You need to send all the data that you would need to complete the appraisal report as if you were doing it yourself. We cannot add any information that you do not provide. If not provided, it will not be included in the appraisal report. You must provide us with all the subject data, comps, public records listing, and MLS data you want us to include. You can also provide us with inspection details, rough sketches, contract details, and 1004MC data if needed. Also, we will require your software’s template file with all the forms added to each order you send us. This template file may contain your standard comments, which you change very rarely.
We use ACI Sketch, Area Sketch, TOTAL Sketch, and Apex V5.0. Please make sure that under the Standard Instructions Tab, you indicate the sketch program you are using and its version, so we use the same program and if there is something you need to change in the sketch, it can be done by you. If it is done under a different version, then you may be not able to edit.
